We work to the builder's program. Per-point quoted off the electrical plan, fixed rates for special circuits and switchboards, progress claims under the SOP Act 2021. Variations in writing before they happen. ESC and Notice of Completion at handover.

We do the take-off from your electrical plan — points counted, special circuits noted, switchboard scoped. Itemised or lump-sum quote, your call.
Pre-start meeting before we touch anything. Pre-frame walk-through with you so any plan changes are caught early — not after rough-in.
Rough-in scheduled to your sheet day. We don't hold you up; we don't get held up by chasing other trades.
Full RCBO board with surge protection, three-phase if needed. Mains connection coordinated with Western Power.
Fit-off scheduled to handover. Every point tested. Walk-through with you before sign-off.
Notice of Completion lodged via eNotice. Electrical Safety Certificate delivered. Compliance documentation packaged for your handover.
Signs you're due

Quotes inc-GST as one big number with no itemised points.
Charges variations at twice the per-point rate "because it's late in the program".
Doesn't lodge eNotice — leaves you chasing it before settlement.

Compliance & certification
All residential new build work is carried out to AS/NZS 3000 (Wiring Rules), the WA Electrical Requirements (WAER), and Western Power requirements. Coordinated with the builder's program so trades follow trades without holding each other up.
Progress claims handled under the WA Building & Construction Industry (Security of Payment) Act 2021. Variations issued in writing before work proceeds, per Section 4 of our standard T&Cs.
Notice of Completion lodged via eNotice WA. Electrical Safety Certificate delivered at handover. Dark Spark Electrical is licensed (EC15006) and carries public liability insurance — COIs supplied on request.

Itemised per-point quote back within 2–3 days. Variations and exclusions clear up front.
Walk the frame with you before rough-in. Catch any plan changes.

New build wire & fit-off FAQ
Either. Per-point is more transparent for builders — easy to compare apples to apples, easy to add variations. Lump-sum is cleaner if you're presenting to a client. Same number either way.
Issued in writing before work proceeds. Standard variation rate is $150/hr or 1.5× the per-point rate for additions post-quote. Per the T&Cs.
Up to you. Builder-supply works. Client-supply works. We can supply specific items (LED downlights, switchboard, smoke alarms). The supply matrix is locked in at quote stage so there's no confusion.
Yes — service applications and meter coordination handled directly. We chase the lodgements and bookings.
Rough-in and fit-off booked to your program. If something slips on our end, you hear about it before you do. If something slips on yours, we re-book within reason. We don't ghost.
Whatever the plan specifies. Three-phase boards, sub-boards, custom enclosures are all standard work.
